Can you hold a property for me before I apply?
Homes are rented on a first-come, first-served basis once we have a completed application and all required fees. To secure a place, we recommend applying as soon as you're ready. -
Do I need to pay first and last month’s rent with the deposit?
Move-in costs can vary. Most properties require the first month’s rent and a security deposit. Some may also ask for the last month’s rent, depending on the lease terms. -
How old do I need to be to apply?
You must be at least 18 years old or the legal age in your area to enter into a lease agreement. -
Is the security deposit refundable?
Yes, as long as you’ve met the terms of your lease and the home is left in good condition beyond normal wear and tear, your deposit will be refunded. Deductions may apply if there are damages or unpaid rent. -
Who needs a cosigner?
A cosigner may be needed if your application doesn’t meet income, credit, or rental history requirements. Cosigners must qualify financially and agree to sign a guarantor form. -
I’m ready to apply for a property. What’s next?
You can apply online or in person. You’ll need to submit a completed application, application fee, proof of income, and identification. -
How do I pay rent?
We offer several convenient options. You can pay online through your tenant portal, set up automatic bank transfers, or pay by check or money order, depending on what works best for you. -
What if I want to get a pet?
First, check your lease. Then reach out to us before bringing a pet home. Some properties allow pets with an extra deposit or monthly fee, while others may have restrictions. -
My roommate wants to stay, but I’m moving out. What should we do?
All tenants on the lease are responsible for its terms. If one of you wants to stay, they may need to qualify on their own or find a new roommate who is approved by management. -
What do I do when my lease is ending and I want to move out?
Check your lease for the notice period required and let us know in writing before the deadline. This helps us schedule your move-out smoothly and process your deposit quickly. -
Who handles repairs and maintenance?
We take care of routine maintenance and repairs. If there’s damage caused by misuse or neglect, tenants may be responsible for those costs. Please report all maintenance needs promptly through your tenant portal.
